Who we are

Full-service design & build — from concept to keys.

At HomeAdd we don't just plan — we build. As a California design-build company, we manage your project end-to-end, coordinating design, engineering, and construction under one contract.

Our coordinated team manages every phase: feasibility, structural engineering, permitting, and the final coat of paint. Old-school craftsmanship, modern construction technology, with clear communication throughout.

What we build

Every way to add square footage to your property.

ADUs, additions, and conversions — permitted, engineered, and built by one team. A common starting point is a detached ADU in the backyard; if you're still deciding, our ADU and home addition guides and homeowner FAQ cover feasibility, permitting, and planning budgets.

Reusing an existing garage? Our garage-to-ADU conversion contractors coordinate design, permits and construction for a separate dwelling.

How it works

Four steps. One team. One written proposal.

01

Feasibility & site walk

We visit, review setbacks, utilities, and zoning, and tell you honestly what's buildable.

02

Design & written pricing

Coordinated architectural drawings with a defined scope and a transparent, itemized budget.

03

Permits & plan check

We handle permit submittals with LADBS, LA County and the city building departments in Los Angeles and Ventura counties. You just approve.

04

Build & handoff

One project manager, regular updates, and a documented closeout when we hand you the keys.

Start here

Want to add a room, a bedroom, or a kitchen? Here's how the options compare.

Most homeowners start with a need — one more bedroom, a bigger kitchen, space for a parent or a tenant — not with a construction term. These are the five paths we build, what each one is actually good for, and where to read more. Every path below is a permitted project: design, engineering, plan check, and construction under one contract.

Add a bedroom

Room addition

A new bedroom, office, or bath built onto the existing house, tied into the current roofline, foundation, and HVAC so it reads as original construction rather than a bolt-on.

Best when: you have yard or side-setback room and want the space inside the main house.

Add a primary suite

Master suite addition

A bedroom, walk-in closet, and full bath added as one connected suite. It carries more plumbing and framing work than a plain bedroom, so the scope is defined during design.

Best when: the house has enough bedrooms but no comfortable primary suite.

Add a kitchen

Kitchen expansion

Push out an exterior wall, remove structural walls with new beams and posts, and rebuild the kitchen with relocated plumbing, gas, and electrical to current code.

Best when: the layout is the problem, not the finishes.

Add space without losing yard

Second-story addition

A full or partial second floor on the existing structure. Requires a foundation and framing evaluation, but adds the most square footage without touching the lot footprint.

Best when: the lot is tight or the yard is worth protecting.

Add a separate unit

Detached ADU

A standalone unit in the rear yard with its own entry, kitchen, bath, and utilities — the path with the strongest state-level permitting protections in California.

Best when: you want rental income, or independent space for family.

Convert what you have

Garage conversion

Turn an existing garage into permitted living space. The slab, walls, and roof already exist, so the work is structure, insulation, utilities, and finishes.

Best when: you have a garage you don't need and want the lowest-cost permitted unit.
